Four Mile Park 9th Annual Client Appreciation PartyPerry & Co. hosted their 9th Annual Client Appreciation Party last night at Denver’s Four Mile Park.  Food was catered by The Food Guys while the band Kick’d played classic rock songs of the 70’s.

Perry & Co.’s Annual Client Appreciation Summer Party was a drenching success at the Four Mile Historic Park on the last Thursday of one of the wettest Junes in Colorado history. Over 300 guests donned their raincoats and Lindsay Filsinger at 9th Annual Client Appreciation Partyboots and headed to the oldest park in Denver for a down-home barbeque dinner, music and as it turned out, mud!

We love hosting our events at Denver’s historic, scientific and cultural facilities to introduce them to people who’ve never quite found the time to visit them. This year was no different – only many guests simply couldn’t get here!” said Don Larrance, President of Perry & Co. Real Estate Professionals. Roads were closed throughout Denver due to flash flooding and many guests just didn’t want to risk the drive.

Rain Hardy Guests at 9th Annual Client Appreciation PartyThose guests who did join the festivities enjoyed a picnic spread created by The Food Guy, which included three kinds of barbequed meats, two salads, rolls, beans and warm peach cobbler. “Best party food ever!” remarked Perry agent Chuck Anderson. “The food was killer,” stated attendee Susan Doerr. The band, Kick’d, was moved inside to the Grant Family Education Center where the crowd could dance indoors. Appropriately the band opened the night with The Doors’ “Riders On The Storm.”

Kids at 9th Annual Client Appreciation PartyWhile the pioneer children’s activities were cancelled due to the weather, many still walked the park with their parents and discovered an historic game that children throughout the ages enjoy: splashing in mud puddles.

Since only about half of this year’s guests could attend, the remaining barbeque picnic was donated to the Denver Rescue Mission, a homeless shelter in downtown Denver. The extra sodas and lemonade were donated to the Four Mile Park for their 4th of July event.

Denver tops the list of Forbes’ 2009 Best Cities for Real Estate Deals.

Denver looking from City ParkDenver Colorado has topped this year’s Forbes real estate list for several reasons.  Denver had a Price Per Square Foot increase in March of 2009 to Feb. of 2009 of 5.7%. Total numbers of real estate transactions decreased from March 2008 by 8.4%. And 25% of the property sales occured within approximately 25% of the city’s ZIP codes. This means sales in various parts of the city were evenly distributed, showing proportionate movement. (The further a city deviates from the 25% mark, the less evenly distributed the market is in that city, and thus the lower that city ranks.)

 

Denver looking from Cramner ParkChristopher Cornell, an economist at Moody’s Economy.com says, “Denver scores very well in terms of being able to bring people into a stable housing market. It has better growth potential than most cities today.”

Additionally, Cornell attributes Denver’s stability to its energy and technology industries that, “…aren’t likely to decline simultaneously.” Cornell also says, “Denver’s housing market didn’t grow as much as in other parts of the country over the last five years, thus ’little boom, little bust.’”

This is Part 2 of 3 of A Real Estate Feng Shui Analysis.  Click here to read Part 1.

You and your seller have walked through the first part of their Feng Shui Analysis and you’ve left them with a tough assignment: to emotionally say good-bye to their house.  If they’ve taken this step, however, your job of helping them to de-personalize the house and prepare it for showings will be easier.  Let’s look at this process through feng-shui eyes.

De-personalize: Removing the unwanted personal items to make the house more desirable to someone else. This term sounds so . . . surgical.  So in our Feng Shui consult, let’s forget “de-personalize” – nobody wants to live in a house that’s not personal.  There is nothing so personal as one’s own home.  New owners will want a very personal space. So let’s call this process of preparing a home for sale what it really is: it’s a makeover, not extreme like on TV, but a makeover to present the house in its best light for its new owners.  Your listing needs to be Perry & Co. Real Estate Professionals, Denver, CO - perryandco.comready for its close up, because every showing will be a close-up viewing. From the moment the potential buyers see your home from the road as they’re parking their car, you want the energy to be inviting, welcoming and beckoning.

How do you help your sellers to start the “makeover?  First, by projecting them into their next home.  Ask them to start thinking about where they’re going and why.  When you recommend removing some of the family Before showing your home pack away all the personal photosphotos on the surfaces and walls of their house, it’s not about putting them out of sight, it’s about packing them up for the move and allowing potential buyers the opportunity to see the rooms without scrutinizing the faces in the photos.  Your job is to help your clients identify the personal things that may distract potential buyers; invariably those items are personal sacred objects, so you will need to tread lightly. According to feng shui, objects hold energy and share energy with us.  You’re asking them to pack up those objects that hold their personal energy to allow potential buyers to imagine their objects holding the space.  Make sure and scrutinize the front and back of the home and the garage – there are no hidden places in Feng Shui; all are equally important.  As you’re helping your clients with suggestions about the makeover make sure and tell them that you’ll take pictures afterward for the brochure and marketing materials.  The sellers will understand how important the makeover process is to marketing their (former) home. 

SOLD sign rider in garage.One way to support your sellers in their packing up and clearing away is to bring them a Sold rider to put in their garage during the listing process so they can see it every time they come and go.  Tell them it’s ready to put up when the deal is signed.  Make a copy of their flyer or brochure with a large SOLD banner across it that they can post on their refrigerator.  Seeing leads to believing!

It goes without saying that a clean, de-cluttered house is much more appealing to a potential buyer.  Remind your clients to open their windows, sweep the porch, clap in the corners, spritz the baseboards with water and essential oils (easily purchased at a bath and body store) and clean the furniture with lemon oil before a showing.  A house that smells clean is a house that’s ready to move into.

There is still some confusion over how the First-time Homebuyer Tax Credit works.  Perry & Co. Real Estate Professionals, Denver, CO - perryandco.comHopefully, this explanation will resolve many of the questions you have:

Who’s eligible for the tax credit?
First-time homebuyers who purchase a principle residence between April 9, 2008 and December 1, 2009 are eligible. If you (and your spouse, if married) have not owned your principle residence for a 3-year period before your purchase, and you have never taken advantage of the DC first-time homebuyer credit, you qualify as a first-time homebuyer.

Hoe does the tax credit work? 
Like all tax credits, it will directly reduce the total amount of taxes you owe. When you file your taxes, for the year you purchased your home (2008 or 2009), you will be able to subtract the amount of the credit from your Federal income tax liability, this will increase the size of your refund or reduce the amount you owe. For example, you file your ‘normal’ tax return and find that you owe $2,000 in taxes. With this credit, your tax liability could be lowered by $8,000 – which means, you instead get a $6,000 tax REFUND check from IRS. 

I still don’t understand how much of the tax credit I will get?
The tax credit is equal to 10% of the purchase price of your home up to $8,000.  The full credit is available for single individuals whose adjusted gross income is less than $75,000. If your adjusted gross income is greater than $75,000 and your home purchase qualifies you for the full credit, the credit phases out according to the dollar amount (or percentage if less than $8,000) in the chart below.

The dollar amounts in the chart below correspond to a phase out of the full tax credit (percentages are for credits less than $8,000).

I’ve heard I have to repay the tax credit over time, is that still true?
The American Recovery and Reinvestment Act of 2009 made a big change to this tax credit by removing the repayment provision on homes purchased in 2009. Previously, the tax credit had a payback provision that made it similar to an interest free loan that would have been paid back in full over 15 years (or at the time of resale unless the home was sold at a loss). Now the repayment provision is gone from the updated credit, unless you sell your home within 3 years of purchase – the entire amount of the credit needs to be repaid if that is the case.

Hop on your bike, or throw on your running shoes, and take the new pedestrian bridge over to Riverfront to enjoy a trek along the trail system stemming from the REI flagship store.  Whether you decide on a beautiful jaunt along the Cherry Creek Trail or head in the direction of Invesco Field to take in the sites along the Platt River, it’s a great way to de-stress after a long and hectic workday.

Perry & Co. Real Estate Professionals, Denver, CO - perryandco.comCustomers, and Agents, are always asking us, “How many Hits does your real estate company website get?”  Well, the simple answer is that PerryAndCo.com averaged about 1,500,000 ‘hits’ per month during 2008.  But Hits is a rather nebulous term, and it really doesn’t tell you much about how much traffic a website gets.  For instance, each picture on a webpage constitutes a ‘hit’, thus every time someone views the Meet Our Agents page, for example, our statistics package would register over 60 hits.  The point being, don’t be impressed when being told that a real estate website receives over a million hits a month, because by their very nature real estate websites are loaded with pictures (more pictures = more statistical hits).

 

PerryAndCo.com HomepageHowever, there are other web traffic terms that you may be familiar with that are meaningful – Visitors and Pageviews.  What you really want to know about a real estate company’s web traffic is how many people, or Visitors, are looking at homes for sale and how many property web pages they are viewing.  In 2008, PerryAndCo.com averaged 1650 unique visitors per month, that’s about 55 people per day.  “Unique” in terms of web visitors, refers to a single person, regardless of the number of times that person visited the site.  The more telling statistic is Pageviews – PerryAndCo.com averaged 35,000 property pageviews per month last year.  Doing the math tells us that on average every person who visited Perry & Co’s website looked at over 20 homes for sale. 

 

All these numbers may, or may not, be impressive when compared to our competitors, but they are only a fraction of the total internet exposure that each Perry & Co. real estate listing receives.  Have you heard the term “Listing Syndication?”  We syndicate our properties to over 20 other popular real estate websites such as AOL, Homes.com, MSN, Yahoo, Zillow, Trulia, and Denver Post/Rocky Mtn News.  In fact, all Perry & Co. listings even appear on ReMax.com, as well as most of our other competitor’s websites through IDX.  That means that on virtually every website that a consumer might use for their home searches Perry & Co listings will appear.

The IRS announced Feb. 25 that for first-time homebuyers who purchase in 2009, the maximum credit is $8,000 (with no payback) and can be claimed on a buyer’s 2008 federal tax return.

As a new homeowner or potential seller, it is not likely that you are acquainted with the inner materials of a home. However, most buyers seek an updated home

inspection before closing on a new property. It is important to reassure buyers that the home is safe and does not contain any potential health hazards. These

inspections are critical to clearing hurdles down the road that may slow the sale of property.

 

One of the most common surprises new homeowners and sellers confront is

asbestos in older structures. Indeed, asbestos containing materials (ACMs) are now banned for use in the United States but many older buildings still contain these products, which are generally safe, but homeowners should be aware of where they and when they become hazardous.

 

Asbestos was included in thousands of construction products and still exist in nearly 80% of homes built prior to 1978. Common asbestos materials include attic insulation, ceiling tiles, and pipe lining. Asbestos was particularly adept at insulation and prevention of temperature transfer and was used extensively until adverse health effects began to manifest in those who worked with the material frequently. It is only when asbestos containing materials are compromised or very old that they become hazardous. Asbestos products under these conditions are rendered “friable.” Home inspection companies should be able to identify these circumstances and advise you on a course of action. When asbestos material is friable, asbestos fibers can be released into the air, potentially endangering those in the area. Inhaled asbestos fibers lodge in the body’s inner tissue and have been conclusively linked to the rare cancer, mesothelioma in addition to many other respiratory disorders. There are few options for mesothelioma treatment or curative therapies for other conditions caused by sustained asbestos exposures. Homeowners need to be aware of potential hazards that may exist so they may be able to avoid potentially harmful effects of hazardous asbestos.

 

Again, most asbestos containing materials will not pose an immediate hazard and an informed buyer will not be turned off by their presence if they’re reassured of their safety by a professional opinion. These simple precautions can be taken to assure that both sides know that they and their families will be happy and healthy in their new home.


Claire Averill In celebration of Arbor Day in Colorado (April 17th), and Earth Day around the world (April 22nd), Claire Averill of Perry & Co. continues her program to give away trees to 4th grade students in two public elementary schools in the Cherry Creek school district.  Since she became a sponsor of Fourth Grade Foresters USA three years ago, Claire has given away 400 Colorado blue spruce seedlings to the students to take home, plant and nurture.

 

Forester Project“The Fourth Grade Foresters project has provided me with the opportunity to share my passion for preserving our environment and giving back to the Earth.  I sincerely hope our young people will embrace this project and make conservation and care of our environment a way of life,” said Claire during this year’s tree give-away at Willow Creek Elementary School in Centennial, Colorado, on Friday, April 17, 2009.   

 

The project, organized by www.FreeTreesandPlants.com  has four major goals:

 

·         To revitalize the observation of Arbor Day in America’s schools on the official Arbor Day proclaimed in their own state.

·         To send every fourth grader home with a tree to plant and care for.

·         To support employment of workers with disabilities. (Each tree is individually packaged for distribution by workers with disabilities.) 

·         To bring schools, private individuals, businesses and organizations together to have direct positive impact on the urban forest of their communities. 

 

Trees In BagsThrough individual sponsorship there is no cost of the trees or the program to the students, teachers or the school district. 

 

All four of Claire’s children attended Willow Creek Elementary School and even though they’ve grown up, she loves to be involved with their alma mater and has expanded the program to include Creekside Elementary, too. The Creekside tree give-away is on Tuesday, April 21, 2009.   She hopes others will get involved in this great program:  “It’s good for kids, it’s good for the air you and I breathe every day, and it’s good for the Earth.  Plus, my kids think I’m a hero!”

Leander A. Williams purchased from the Unites States government on
January 22, 1867, 160 acres, N E 1/4, Section 13, Township 4 S, Range 68 W.

Mr. Williams paid $1.25 an acre, or a total of $200.00.

1889 …
Government regulations were satisfied and a patent on the land was issued to Mr. Williams, twenty-two years later, on February 21, 1889.

1889 to 1917 …
The property changed hands many times during this period. In 1917 the will of Horace Hitchings, who then owned the land, conveyed one-third of those holdings to a nephew, one-third to St. John’s Church in the Wilderness, and one-third to St. Luke’s Hospital.

1923 …
Berger Investment
Company acquired a portion of the area as an investment in
its future.

1892 to 1933 …
Around the change of the century, much of the northern portion of the land was used for pasture. Cambridge Dairy Farm, located where Hyde Park and Central Christian complex now stand, operated since 1892 at Alameda and South Steele by the Ed T. Young, Sr. family. The Dairy sold its milk and cream from Young’s Grocery located on the southeast corner of Third Avenue and Detroit Street, in what is now called Cherry Creek North.

Much of the general area on both sides of the Creek was composed of dairies and
greenhouses. The area was affectionately known as “Cow Town”. In fact, “Bob’s”
service station carried the title of “Cow Town” across the top of its modest
building for decades. “Bob’s” was located just south of the southeast corner of
Alameda and Colorado Boulevard. The building was razed in 1994.

In 1933 when the old, brick and mortar, Castlewood Dam, near Franktown at the headwaters of Cherry Creek, collapsed, the Creek flooded from the Dam to Union Station in downtown Denver. Cambridge Dairy was inundated, and the Young family moved its cows and equipment to a 44-acre site east of Colorado Boulevard. Subsequently, Cherry Creek Dam was built by U. S. Army Engineers to preclude future flooding.

Young’s pasture lands adjacent to Stokes Place became a Mecca for gourmet mushroom gatherers. A barn near the southwest corner of the pasture was used by The Shriners organization as a horse stable and riding arena. The stable was sold and razed with the development of Hyde Park.

1937 …
As Denver began to grow southeast, the City of Denver laid water lines through what is now Stokes Place/Green Bowers. Investors saw the need for residential housing in the area, but became cautious as the rumblings of war appeared on the scene.

1945 …
Following the cessation of hostilities after World War II, manpower and building
materials slowly became available.  Edward S. Stokes purchased land which
would later become Stokes Place Addition. The sellers were Berger Realty and
Securities Company (Nov. 9, 1945), Grace A. Woodelton Smith (Nov. 10, 1945), and St. John’s Church in the Wilderness (Nov. 15,
1945).

1948 …
Edward Stokes
died on May 6, 1948, before he could bring his project to fruition, and the property passed to his wife, Pauline H. Stokes.

1949 …
Mrs. Stokes conveyed her holdings to The Stokes Land Company on January 15, 1949.

1951 …
Stokes Place Addition
was platted and dedicated on January 3, 1951. Denver City Council approved the Addition and its dedication on March 12, 1951.

1952 …
Stokes Land Company conveyed Stokes Place Addition to Mayfair Land Company. Streets and utilities were put in.  Realtor George R. Morrison of Morrison and Morrison became the agent for selling building sites. Most sites sold for around $5,000.00 each. Protective covenants were adopted on September 10, 1952.

1954 …
On March 15, 1954, R-1 zoning was established for the neighborhood by City Council. Through the efforts of   Herb Prouty, the neighborhood was rezoned in the next few years to R-O, the most restrictive of zoning.

Stokes Place 1953 to 1962 …
Many Stokes Place original homeowners have remained in the neighborhood for over forty years. The first house in newly-developed Stokes Place was built in
1953 at 666 (now 668) South Monroe Way by Robert and Alyce Grant. That “historical” home, after several other ownerships, is currently owned by Petey Fletcher, who acquired it in 1992 and changed the address at the time of purchase.

The second house in Stokes Place was built in 1953 at 630 S. Monroe Way by George and Rae Helen Swerer. Mr. Swerer still resides in their home and has the distinguished honor of being one of the longest resident in the neighborhood.

Other original owners still living on South Monroe Way are Cora (Mrs. G. Rockwell) Smith (1954) and Barnie Brenimer, who, with her late husband Bob,
built on the last remaining site on Monroe Way in 1962.

One original owner on East Virginia Avenue continues to occupy her home: Cora Lee Davidson (1955).

South Garfield original owners still in Stokes Place are Bob McCurdy (1953),
Janet (Mrs. Joe) Figlino
(1955) and Grace Weinel (1955).

There are no longer any original owners on Gill Drive.

1955 …
Early Stokes Place residents remember the Cambridge Dairy, surrounded by a white fence, along South Colorado Boulevard where the Four Points Hotel and The
Galleria now stand. They remember that Colorado Boulevard was a gravel road
south of Exposition.  They remember Green Bowers Nursery along the west side of Colorado Boulevard and Harrison Lane, extending from Exposition north to the old City Dump along Cherry Creek Drive. Some thirty years ago the dump was
reclaimed, filled and seeded for City of Brest Park.

Green Bowers Nursery, under the expert management of Charles and Doris Wilmore, along with son “Kenny”, was the source of much of Stokes Place/Green Bowers residential landscaping.  The Wilmores also were instrumental in developing Green Bowers Addition with its thirty-five building sites. The Wilmores built one of the first houses in Green Bowers at 575 South Harrison Lane and remained in the neighborhood over thirty years until their deaths.

Green Bowers 1955 to 1969 …
South Harrison Street had its first occupants in 1956.  Donald and Donna O’Riley built and occupied their home that year and Mrs. O’Riley still lives there. Another original owner yet in Green Bowers is Esther (Mrs. Calvin) Coyle (1957).

Original owners currently living on Harrison Lane are Irma (Mrs. Harold) Dill
(1957),   Alan and Sally Gass (1960), Lucia (Mrs. Steve) Cowperthwaite
(1963), Marvin and Sue Lubeck (1963), Murray and Eleanor Hoffman
(1965), and Mr. And Mrs. Paul Gatchis (1995).

The neighborhood is now changing to meet the needs of today’s homeowners. Four original homes have been scraped to make way for new construction: One on South Monroe Way and three on South Garfield Street. Several homes have had major additions and renovations by their homeowners to accommodate their growing families and their desire to remain in the neighborhood.

AN ADDED NOTE OF IMPORT:
The voluntary Homeowners Association (SP/GB HOA) has been actively involved with the movement to regain the Stephen Knight School as a DPS (Denver Public Petey Fletcher Of Perry & Co.Schools) ECE (Early Childhood Education) Center.  This will allow neighborhood children to ‘close to home’ and walk and/or ride their bicycles to school.

Now is the time to get busy on those summer projects!  For a limited time, June 1 – 15, 2009, Denver is issuing FREE construction permits to homeowners, and licensed contractors, for qualified home improvements or repairs to existing one and two family dwellings, which can increase the value of the home.  In order to benefit from the free permits, you must submit your plans for review no later than the June 15th deadline.  Like all Denver renovation permits, you must complete the work within 180 days of issuance or be required to reapply at the standard permit rates.

Denver residents get 291 free building permits halfway through 2-week program!

A variety of home improvements are covered by the Home Renovation Bonanza, including:

  • Interior Remodeling such as Kitchen, Bathroom, Bedroom, or Basement Remodeling.
  • Roof Covering Repair or Replacement.
  • Replacement of water heaters and central heating and air systems.
  • Exterior Remodeling such as Stucco or Siding.
  • Insulation.

You’ve gotten the call and it goes something like this:  “We’re thinking about putting our house on the market to see what will happen.  We’re not sure if we really want to sell right now because of the market, but we want to know what it Perry & Co. Real Estate Professionals, Denver, CO - perryandco.comcould sell for.”  As a real estate agent, this is a call you love to get – an opportunity to work with new or former clients and show them your expertise at pricing, reviewing their home versus the competition, showing them your marketing savvy and implementation and your follow-up – and that’s all before you really go to work:  negotiating that sales contract.  But if they are sitting on the fence:  “We’ll sell if we can get our price,”  they might not really be ready to sell.  And, you could take a listing that may linger. 

Feng Shui PatioEvery real estate agent I know has their own determining factors on whether or not they want to take a listing.  One such factor you may not have thought of is a Feng Shui analysis with the homeowner.  Feng Shui is the ancient Chinese practice of object placement in an environment to change the energy of the space and ultimately of the people using the space; in this case, a Feng Shui analysis’ purpose is to create positive energy which leads to a home sale. 

The first step in this kind of analysis is for the Feng Shui practitioner to ask the sellers some questions about their goals for selling their home.  Are they looking for a quick sale so they can move before the start of the school year?  Will one person have to move first and settle somewhere else while other members of the family stay put until the house sells?  Are they downsizing or upsizing due Feng Shui Officeto family circumstances?  All of the answers will help the Feng Shui practitioner make recommendations that will help the sellers to reach their specific goals.

A most important aspect of a Feng Shui analysis with a seller is to ascertain their connectedness to their space and their willingness to say good-bye to the house as a whole, and/or to each room specifically.  This process – whether formal and vocal or informal and silent – is very personal and can be deeply moving for owners but it helps them to begin to see themselves in a new way:  as sellers of the home instead of its owners.  New owners will be invited and welcomed in as the space is cleared; the process begins with this good-bye.  It can be a very powerful experience for all family members. 

Feng Shui Family RoomA Feng Shui practitioner can give agents and sellers some guidelines for detaching from a home, but there aren’t any right ways of saying good-bye.  The process should feel natural and comfortable.  Some ideas include:

  • having each family member write a poem, sing a song or make a drawing about an experience of being in the home and sharing that with other family members
  • lighting candles and saying a blessing
  • inviting friends over for a farewell party, announcing your intention of leaving the space but maintaining your circle of friends.

Once the owners have said their good-byes, there are space-Perry & Co. Marketing Director Lorrie Grilloclearing measures and Feng Shui practices that will help potential buyers to feel welcomed into the space.

McStain Homes files for a Chapter 11 bankruptcy after 45 years in business, stating “McStain will no longer be able to service your new home warranty.”

McStain NeighborhoodsMcStain Homes announced today that they have filed for Chapter 11 bankruptcy on May 28th, 2009.  The workout plan McStain is proposing is “to operate within the bankruptcy to complete and sell the homes that are finished or under construction using a small remaining group of key employees. (The Indian Peaks South Neighborhood and several recent homes under construction are operated in separate LLCs and are not a part of the Chapter 11.)”

Today’s press release from McStain owners Tom & Caroline Hoyt outlined that those of you who have purchased McStain homes, this filing means that McStain will no longer be able to service your new home warranty. You will now be responsible for calling your own service people when you have a problem. The names and numbers of the key contractors McStain used to build each home are listed inside one of the kitchen cabinet doors. For purchasers whose homes are still under construction, McStain will be purchasing a 3rd party warranty.
